Project 2: Presentation of Proposed Site and Site Analysis (Vacant Site)

Assalamualaikum...
 Hello....!!

Fuuhh... I have done for my presentation.... 
so..
This is my first slide,


Presentation for proposed site and Site Analysis:
Key Plan: located at Kedah,
Location Plan: Kulim
Site Plan: Lot no. 13025 and 16163

My proposed site located nearby JPJ kecil Kulim, Commercial area, Educational Area
and also included for residential area ( Taman Serindit)
Taman Serindit that located at the behind of my site

JPJ Cawangan Kecil Kulim Kedah Darul Aman just located nearby of my proposed site

Viewing from the road to Politeknik Sultanah Bahiyah Kulim.

 And another institutional is Universiti Kuala Lumpur, 

The total area of my site is 6.871 acres.
Existing land use at this site is bushes and palm trees

Second slide:

For the second slide, I have included data for the distance from landmarks. 
From Kulim, 1.4km which is near to service and commercial area, and distance to Serdang is 24km, which is quiet near from Kulim. From this analysis, this site is near to facilities and easy to get services and easy looking for appliances and their needs.
This site is strategic position because it 's located near to Bandar kulim.

Comment: 
  1. There are no site analysis yet
  2. Not enough of data
  3. Near to city?? ( city should be Alor Setar).. wawawawa...
  4. Why surrounding land use is important??...hhmmmmm, to show its relationship and connection to each surrounding land use to my site.

For this slide,
for this slide, I am done for SWOT analysis to summarize the analysis, for the strength, this site is located
at institutional and educational area, it may be will focus on educational when development have be done.
this site have the potential to get advantage from existing of JPJ, 
which it will encourage people to know about this place.

Water are untreated is the weakness for this site, others weakness, it is has only one road to access to 
this site.

Comments:
  1. untreated water?? (actually its mean of polluted water from agriculture land)
  2. SWOT analysis should be done after site analysis is completed and obvious.
  3. Topography data??

Road Issues and Problems

Assalamualaikum..

Are you have experience for traffic congestion??



There are some of conclusion that more development of road, will be more congestion due to demand on the private vehicles.. do you agree??

There are some of issues and problems of traffic:
1. Traffic congestion
This problem can be happen when the traffic volume is more than road capacity inefficient traffic management. The management included for the traffic system for private vehicle and public transport

2. Delay
Delaying will encourage for long travelling time and wasting billions of ringgit in delays. It waste money because while congestion the vehicles in progress and its need the fuel. More time is delaying, more fuel have been used, More 'ringgit' have been waste.



3. Environment pollution
The vehicle also will encourage air polluted that causes by poisonous gas, its also cause the noise pollution. it will causes increasing the air temperature and air will be polluted that may effect ours health and produce smelly air due to increase of air temperature. This problem will waste of natural sources.

4. Public transport
The main issue and problem in Malaysia is inconvenience, not comfortable of public transport and there are some of public transport that charge an expensive on fare. Management of public transport that not following the schedule and lack or limited facilities those not attract people to use it.





5. Parking facilities
Others issues
in planning context is insufficient of parking facilities will encourage to congest, another problem is blocking/ interrupting smooth traffic flow, this is because people will park nearly to their destination, lack of people will not walking from the parking area that provided to the destination that located quite far from parking area. This will refer on pedestrian walkway that have been provided is safety or not.



6. Pedestrian
Problem that will be happen to pedestrian is exposed to accident, based on planning guidelines, there are few of design for the pedestrian walkway have been provided to ensure pedestrian safety, there are no facilities or limited facilities that had been provided such as zebra-crossing. Some of facilities have provided are not comprehensive and inconvenience design.

Town and Country Planning Act 1976

Assalamualaikum...
Before we are going for more adventure... we need to know the planning guidelines, it will 
guide planners/ architecture to built for their concept.
the planning guidelines is based on Laws of Malaysia  Act 172 ( Town and Country Planning Act 1976)
Development must be follow the Act 172 before it will be approve by the government.

Why its importance of Act 1976 for development approvals?
  1. To ensure all planning activities at State and Local levels will meet the need and requirements outlined by the Town Planning Act (Act 172) and others Act that related to urban and regional planning.
  2. To check, analyse and propose all important policies, guidelines and procedures to urban and regional planning
  3. To identify the area that needs zoning and development plan
  4. To standardize all planning issues and procedures among all local authority in each states.

Project 2: Layout Preparation For Vacant Site

Assalamualaikum....
Greetings to all of my readers

Detail about this project, students need to select a 5-acre site/area, and every student needs to perform
their own site analysis and required to develop a concept and prepare a layout at the vacant site.

This assessment criteria: Application of planning process and layout skills development

I'm started to think about my site, it must be not in Pulau Pinang. So, Me and My few friends,
Amalina, Nazirah, Ummi and Siti Noorasiah have discuss where are place that we need to choose 
for looking ours vacant site.
So, we were choose to stay at Nazirah's house. We're rent for the car and going to Sidam Kanan, 
Kulim. 

Heading to Kulim... :p

Firstly, we're go around kulim, lunas and Sungai Petani looking for vacant site,
and then, we were go to Majlis Perbandaran Kulim.. for some data and information about ours site. 
everyone, have their own site, I am asked for MPK staff for my site, whether it is suitable or not... 
he has provided some suggestion and idea to me... 
ok...!! I will consider it...
but....
I have do for site analysis first before doing for any development in my site. Then, I doing the preparation
for my site on this monday..

Project 1: Project Evaluation | Presentation 2

Assalamualaikum...
After first presentation, my group need to be choose another site because our site focus on building only. 
We need to focus on whole of Gurney Paragon that included Condominium, Shopping Mall, and St. Jo heritage building.

After that presentation on Friday, lecturers agree and we will continue to next presentation, Evaluation of Project.
This is my first slide:

This slide explain likely on our first presentation, there are our proposed site and some information about 
Gurney Paragon.

For the second slide, we planned to put some of definition about Paragon concept and its concepts element, but we don't have enough of space because explanation for our evaluation too long, yeahh... its should be in points....

1. Did not mention the concept of Gurney Paragon,
2. There are no explanation about the concept and its element concept.
3. Need to explain the function/ arrow that drew. ( * I done by myself, I want to explain its connection between its landuse and it is show the entrance that located for visitor that come in/ inside of this area )

2. The evaluation should/ better in the table that comparing between concept by developer Vs evaluation after complete for development.

First Presentation Project 1

Assalamualaikum...!!!

this is my first presentation for Planning Studio 300
We are choose Gurney Paragon as our proposed site..
this is comment and critics from my lecturer...
and this is my first slide.... ohh yaaa..!!! we are allowed to present in three slide only.

For this slide, there are key plan, location plan and site plan. our site located at Georgetown and beside of Gurney Drive. First, we like to propose the whole of Gurney Paragon, but, focus on condominium of Gurney paragon. Gurney Paragon is located side of Waterfront view and between Jalan Kelawai and Gurney Drive.



Second slide for background information,
Gurney Paragon was develop by Hunza Properties Berhad and total area of Gurney Paragon is 10.21acres which are consists of two blocks of condominium. There are Heritage Building, Open Space, Shopping mall.. We were explained that this site have two entrance at Jalan Kelawai and Gurney Drive.

Project Evaluation Part I

heyyy..!!!
My first project is project evaluation, this project is a group project, for choose the partner, it's randomly 'lucky draw' by our lecturers : Assoc. Prof Dr. Kausar Hj Ali as the coordinator, second is Assoc. Prof Dr. Hassim Mat, and third is Mr. Abdul Ghapar Othman. My group member that will together conduct this project is......!!!!!

Every group must be select an existing site and critically evaluate the concept and layout, comparing between proposed and implemented components on site. Assessment criteria is discussion of proposed concept, rationales and implementation of planning components. 
Firstly, Akmal and I would like to choose site at KEDAH, (some of area at Village Mall), but after discussion and high of transportation's cost, we are choose to evaluate abaout Gurney Paragon that is new of  development in Pulau Pinang.

Then,
We are go to Gurney Paragon to got some of view  and to understand the view of Gurney Paragon.
because it is a new development and was develop by Hunza Properties Berhad that achieve their award, 
we are interested to know more about
It is!!!

Next, this it sense of luxury at the well-known restaurant, ''''Starbucks Coffee"'''' 


oohhh..... this picture is taken at the east tower of condominium, then, this is italiannies restaurant.
After that we are got confuse which is path to access to the Mall. so, I'm goes to side of St. Jo building and we were found path that connect to Gurney Paragon Mall. OOooohhh!!!, Gurney Paragon Mall is behind of St. Jo building....

Up going inside of this Mall, it's looking quiet, just a few of visitor and shopper, and I have got thinking  this place exactly for the branded product and for high-income level... :( (nothing that I can buy...)
